Selling a home in the Temecula Valley wasn't doom & gloom for 2023. Don't let the National Real Estate news scare you & make you put your Real Estate goals for 2024 on HOLD. We have been selling Real Estate in the Temecula Valley since 2005. We have seen many market shifts. This year definitely had its struggle when it came to our Inventory level. We found many homeowners were putting their move on hold due to the higher Interest Rates, along with buyers who were ready to purchase. But with that said.....demand overall remained high. We still had Multiple Offers on many of our listings throughout the year and still have a good # of buyers ready, willing and able to purchase, but just waiting for more homes to be listed. Average Sales price went up from 2022 to 2023 Days on market went up from 2022 to 2023 # of homes sold went down from 20233 to 2023 Average Sales price per sq. foot went up We are optimistic for 2024!!

PRICE is EVERYTHING in Real Estate....List Price, Offer Price they definitely matter, but the BIG PICTURE in a Real Estate offer is what we have to review with our sellers, because these factors can outweigh price in many scenarios!

1. Does the buyer have a home to sell in order to purchase your home? This would be called a "Contingent Offer". So many risks factors in this can outweigh Offer Price.
2. Is the buyer asking for Seller Credits along with the Offer Price? In this scenario the overall seller Net # is compromised & the offer price doesn't hold the same value.
3. Allowing a seller to keep possession beyond the closing date. This factor can definitely outweigh price for many sellers looking to sell & have a longer period to stay in their home. Especially if you are trying to time your move. A buyer's offer price might be less important than a buyer's ability to give you added time in the home.

These are factors we discuss with all our sellers when reviewing buyer offers.
