When you are are buying a home in Temecula or the surrounding areas, you might hear your Agent

suggest asking the seller to provide a "termite report” in the offer. So, I want to clarify... it’s not just

about termites—it’s about inspecting the integrity of the wood structure of the home. At The Cutka

Team, we always want our clients to feel confident and informed, so let’s break down what a termite

report is and why it's such a crucial part of the home buying process.

 

What Is a Termite Report?

In California, a “termite report” is more officially known as a Wood Destroying Organism (WDO)

Inspection Report. It’s prepared by a licensed pest control inspector and includes a detailed

assessment of the property for:

Termites (both drywood and subterranean)

Wood rot

Fungus and mold

Carpenter ants or beetles

Any conditions that might lead to infestations, such as excessive moisture or earth-to-wood

contact

These reports are categorized into two sections:

Section 1: Active infestations or clear evidence of damage that requires immediate repair or

treatment.

Section 2: Conditions that could lead to problems in the future (like leaky plumbing or poor

ventilation) but don’t yet show visible damage.

 

Why Is a Termite Report Important?

“What is the FAIR Plan?” “Is it legit?” “Will it cover my home in case of a wildfire?”

We want to break down the pros and cons of the California FAIR Plan, especially as

it relates to Temecula-area homeowners.

 

What Is the California FAIR Plan?

The California FAIR Plan (Fair Access to Insurance Requirements) is a state-backed

insurance pool created to provide basic fire insurance coverage to homeowners who

can't obtain a policy through the standard insurance market—typically because they live

in wildfire-prone areas like De Luz, La Cresta, & Temecula Wine Country.

Local Note: We’ve helped multiple Temecula-area clients secure homes that

question is....whether to purchase outright, lease it, or contract into a Power

Purchase Agreement. Each choice can have a significant impact on a home’s

property value. If you’re considering buying a home with solar panels or

adding solar to your current property, it’s important to understand the

differences and how they affect resale value.

Purchased Solar Panels: A Valuable Asset

When a homeowner purchases solar panels outright or finance them through

a loan, they own the system. This ownership then adds value to the home.

The new buyer will benefit from lower utility costs without the financial

obligation of a lease or PPA. Owned solar panels can make a property more

attractive in a competitive market.

Key Benefits of Purchased Solar:

Directly increases home equity and resale value.

No third-party agreements to transfer or negotiate.

Buyers can enjoy lower energy costs without extra monthly fees.

Leased Solar Panels: Potential Complications

Leased solar panels, on the other hand, do not provide the same boost in
