or selling a home for the first time. In this post, we break down some of the most

common and important real estate terms you’re likely to encounter. From “escrow” to

“COE” and everything in between, understanding this terminology can help you feel

more confident and prepared throughout your real estate journey.

 

Real Estate Terms

 

Escrow – The 3rd party company that handles the sale transaction.

COE – Close of Escrow, the target date of the closing of the transaction.

POF – Proof of Funds, cash the buyer shows for purchase (either downpayment or full purchase).

Pre-Approval – Letter from a financial Lender giving acknowledgement to the buyer's qualification for the loan to purchase.

EMD – Earnest Money Deposit, good faith deposit a buyer makes when an offer is accepted. (typically 1-3% of the offer price)

CR – Contingency Removal, dates that are set at the beginning of a purchase contract for the contingencies (“Out Clause”) for a buyer when purchasing. For example: Loan, Inspection, Appraisal.....

CTC – Clear to Close, what a buyer receives from their lender when all is set with the loan.

MLS – Multiple Listing Service, where a Real Estate agent posts a property for sale to announce it to other Real Estate agents.

BRBC – Buyer Broker Agreement, what a buyer is required to sign before working with a Real Estate Agent RLA – Residential Listing Agreement, what a seller signs to agree to sell their home with a Real Estate Agent.

RPA – Residential Purchase Agreement, the offer to purchase a property.

CMA – Comparative Market Analysis, what a Real Estate agent can provide to give substantial proof on a home's current market value.

HOA – Home Owners Association, a neighborhood's rules and regulations that is managed by a third party.

DTI – Debt to Income, percentage of how much debt you have in relation to your income. This is used to analysis worthiness of loan approval.

PITI – Principle/Interest/Taxes/Insurance, all these added together = a total monthly payment.

LA – Listing Agent, the Real Estate agent representing a seller.

BA – Buyer Agent, the Real Estate agent representing a buyer.

CD – Closing Disclosure, final breakdown of the costs of the loan to purchase a property. The govt. requires a lender to give this prior to closing on a purchase.

The facts show the median home price in Temecula is UP in April 2025 vs. March 2025, but what you need to know is the median home price dropped significantly in March 2025. April #s are showing a recovery and stability to where the median home prices were in Jan/Feb.
